The development proposals include the demolition of the existing garage and the construction of two, 3 bedroom, two-storey houses.
The site is located in Flood Zone 3, as shown on the Environment Agency Flood Zone maps. However, numerical modelling of the River Dour had been previously been undertaken for a nearby site and showed that the site would only be marginally affected by the design flood event.
Various mitigation measures were recommended for the site, including siting the buildings away from the river, raising floor levels, managing the development runoff and incorporating flood resilience into the design.
