Description of development

The proposals for development were to convert the existing building from a Public House into a 3 bedroom house.

Considerations

The site is located within Flood Zones 1, 2 & 3. There was no flood level data available for the site.

Resolution

As the Environment Agency do not hold modelled flood level data for the nearby watercourse, it was necessary to undertake hydraulic & hydrodynamic modelling of the watercourse to derive site specific flood levels for use in the FRA.

The modelling showed that the site itself was unaffected by flooding under all scenarios. However, the modelling did highlight that the main road could become blocked by flood water during a high-return period event and consequently a separate Flood Evacuation Plan was submitted to support the application.

Full planning permission granted
