|Description of development||
To demolish the existing building and replace with residential dwellings, consisting of 5 No. 2-bed flats, and 2 Mews houses. The ground floor and basement of the apartment block will be used as a retail outlet.
The site is located in Flood Zone 3 on the Environment Agency flood maps and the static water levels provided by the EA were considerably higher than the land levels of the site. In addition, the SFRA showed the site to be flooded under two separate flood scenarios. Consequently, to enable the construction of new units with basement floors to be developed, breach modelling of the Thames defences was required to be undertaken.
A detailed 2D numerical breach model showed that the site and access/egress routes were unaffected by all breach scenarios, contrary to the SFRA. This has enabled the developer to meet less onerous development requirements, e.g. floor levels no longer need to be raised above the static flood level (over 1m above the floor levels).
